General
What areas does Terracotta Construction serve in Texas? +
We serve Montgomery County and the Greater Houston area, including Montgomery, Conroe, The Woodlands, Magnolia, Willis, Huntsville, Tomball, Spring, Cypress, and Katy, plus the surrounding communities. Because we are based in Montgomery, we are close enough to respond quickly and stand behind our work, whether you are on lake property, rural acreage, an established neighborhood, or a commercial site. If you are near our service area but do not see your town listed, give us a call. We likely cover it, and we are always happy to confirm before scheduling a visit.
Is Terracotta Construction licensed and insured? +
Yes. Terracotta Construction is fully licensed and insured in the state of Texas, and we carry comprehensive liability coverage along with workers compensation. That protects you, your property, and our crews on every job. It is also something you simply cannot count on with an unlicensed handyman found online, where a single accident or mistake can become your problem. We are glad to confirm our coverage before any work begins.
Do you offer free estimates? +
Yes. We provide free, no-obligation estimates for all of our services. We come out, look at the project in person, talk through your goals and options, and give you a clear, written estimate so you know the scope and the price before any work starts. There is no pressure to move forward, and if there is a smarter or more affordable way to solve your problem, we will tell you. Call (936) 955-4083 or use our contact form to schedule one.
Do you provide emergency repair services? +
Yes. We offer 24/7 emergency response for water damage, storm damage, broken doors and windows, failed gates, and other urgent situations that cannot wait. When you call, we get a crew moving quickly to secure the property and stop the damage from spreading, then we handle the permanent repairs once things are stable. Because we are a full-service builder, the same team that secures your property can carry it all the way through to a complete repair, and we document everything to support an insurance claim when one applies.
How do I get a quote for my project? +
Start by calling us at (936) 955-4083 or filling out our contact form with a few details about your project and your timeline. We will follow up to schedule a visit, assess the work in person, and provide an honest, written estimate that spells out the scope, materials, and price. We keep the process simple and pressure-free, so you have everything you need to make a decision on your terms.
What types of projects can Terracotta Construction handle? +
We are a one-call partner for the whole property. That includes landscaping and lawn care, fencing and gates, handyman repairs, apartment turnovers, 24/7 emergency response, and custom metal buildings, for both residential and commercial clients. Because we cover so many service lines under one roof, we can also take on projects that mix trades, like a new fence with fresh landscaping or a metal building with the site work and slab, without you juggling multiple contractors.
Do you work with property managers and businesses? +
Absolutely. Property managers and landlords rely on us for fast apartment turnovers and ongoing maintenance that keeps units rent-ready, and businesses count on us for fencing, repairs, build-outs, and facility upkeep. We understand tight turn windows and the need for clear communication and predictable, written pricing, and we scale to handle anything from a single unit to a larger portfolio or commercial site.
Landscaping & Lawn Care
Do you offer recurring lawn maintenance plans? +
Yes. We offer weekly and biweekly maintenance plans for both residential and commercial properties, and we will recommend the right frequency based on your grass type and the season, since Texas lawns grow fast in the warm months and slow down in winter. Plans are billed simply with no long-term contract required, and you can adjust the schedule as your needs change. Each visit covers mowing, edging, trimming, and a full blow-off of hard surfaces.
What is included in a standard lawn visit? +
A standard visit includes mowing at the correct height for your grass type, crisp edging along walkways, driveways, and beds, line-trimming around trees, posts, and fixtures, and blowing off all hard surfaces so the property looks finished. We can also fold in mulching, bed maintenance, shrub trimming, and seasonal cleanups, either on a schedule or as one-time add-ons.
Do you haul away yard debris? +
Always. Every visit includes full cleanup and haul-off of clippings, leaves, trimmings, and any other debris we generate, so your property is left spotless. You are never left with bags of yard waste or a pile of branches to deal with after we leave. For larger cleanups, we bring the equipment to remove it all in one trip.
Can you handle large acreage and commercial properties? +
Yes. We have commercial-grade equipment and the crews to maintain everything from small residential lots to multi-acre properties and commercial grounds across Montgomery County and the Greater Houston area. For businesses, HOAs, and property managers, we build a recurring maintenance plan around your property and keep it on a consistent schedule with one point of contact.
When should I schedule seasonal cleanups? +
Most properties benefit from a spring cleanup to prep beds and reset the lawn for the growing season, and a fall cleanup to clear leaves and prepare for dormancy. We can handle these as part of a maintenance plan or as standalone visits, and we will let you know the best timing for your specific landscape.
Fencing Installation & Repair
What types of fencing do you install? +
We install wood privacy and cedar fences, chain link, ornamental metal, and ranch-style fencing for residential and commercial properties, plus custom designs on request.
Do you repair existing fences? +
Yes. We handle leaning posts, broken rails and pickets, storm damage, and gate problems, whether we built the fence or not.
How are your posts set? +
Posts are set in concrete footings, plumbed and aligned, so your fence stays straight and solid through Texas heat, storms, and shifting soil.
How long does a fence installation take? +
Most residential fences are completed in one to three days depending on length, material, and whether footings need extra cure time. We give you a clear timeline with your written estimate.
How much does a new fence cost? +
Cost depends on material, height, length, and gates. Wood and chain link are the most affordable; ornamental metal costs more. We provide a free, itemized written estimate so you know the price before any work begins.
Do you handle property lines and permits? +
We help you confirm property lines and arrange utility locates before we dig, and we advise on any local permit or HOA requirements that apply to your fence.
Handyman Services & Repairs
Is there a minimum job size? +
No job is too small. We handle a single nagging repair as readily as a full punch list, and we will give you an honest estimate either way. In fact, bundling several small jobs into one visit is the most cost-effective approach, since it saves repeat trip charges and gets everything done at once. If a job is better suited to a specialist, we will tell you that too.
What kinds of repairs do you handle? +
Our handyman crews cover a wide range: drywall repair and texturing, interior and exterior door installation and adjustment, window repairs, fixture and TV mounting, shelving, trim and general carpentry, caulking and weatherproofing, paint touch-ups, and lock and hardware swaps. If you are not sure whether we handle something, just ask. We can usually take care of it or point you in the right direction.
Are you licensed and insured? +
Yes. Terracotta Construction is fully licensed and insured, which protects you and your property on every job. That is an important difference from an unlicensed handyman found online, where a single accident or mistake can become your liability. We are glad to confirm our coverage before we start.
Do you serve businesses, landlords, and rentals? +
Yes. We provide repairs and ongoing maintenance for homeowners, landlords, property managers, and commercial clients. For rental properties we handle make-ready repairs and work-order response that keep units in good shape, and for businesses we keep facilities maintained so small issues do not pile up. We can work on a recurring basis or call by call.
How do you price handyman work? +
After we understand the scope, we provide a clear, written estimate before any work begins, so there are no surprises. For a list of smaller tasks we will walk the whole list with you and price it together. Our pricing is transparent, and we would rather earn a repeat customer than nickel-and-dime a single job.
Apartment Turnovers
How fast can you turn a unit? +
Turn time depends on the unit's condition and scope, but we build the schedule around your move-out and move-in dates and staff the job to keep vacancy days as low as possible. A light refresh moves quickly, while a full make-ready with repairs and repaint takes longer. We give you a realistic timeline up front and coordinate the work in the right order so nothing stalls the turn.
What does a make-ready include? +
A complete make-ready typically includes a condition inspection, all needed repairs, drywall patching, paint touch-up or a full repaint, deep cleaning of the entire unit and appliances, fixture and hardware updates, lock changes, and a final walk-through against your standards. We scope each unit individually and only do what it needs, so you are not paying for work that does not move the needle on leasing.
Do you handle multiple units and whole portfolios? +
Yes. We work with independent landlords on single turns and with property managers on portfolios that need a steady, reliable turnover partner. We can set up a repeatable process around your properties and standards so every unit gets the same quality and you get predictable timelines and pricing.
Do you offer ongoing property maintenance too? +
We do. Beyond turns, we provide recurring and on-call maintenance, repairs, common-area upkeep, seasonal tasks, and fast response to tenant work orders. Having one dependable crew on call means quicker response and consistent quality across your properties instead of juggling multiple vendors.
How do you bill turnover work? +
We provide a clear, written scope and estimate for each turn before we begin, and for managers with recurring needs we keep pricing consistent and transparent so you can budget reliably. You always know what you are paying for, with no surprise charges at the end.
Emergency Services
Are you really available 24/7? +
Yes. Emergencies do not keep business hours, so we respond around the clock for urgent water, storm, and security situations. When you call, we get a crew moving quickly to secure the property and stop the damage from spreading. Because we are local, we are close enough to reach you fast when minutes matter.
What counts as an emergency? +
Active water damage from a burst pipe, leak, or flooding; storm damage from wind, hail, or fallen limbs; broken windows or doors; failed gates or fencing that leave a property exposed; and similar situations that cannot safely wait. If you are not sure whether your situation qualifies, call us and we will help you decide and tell you what to do right away.
What should I do while I wait for the crew? +
Call us first so we can dispatch help and guide you. Then, only if it is safe, slow the damage: shut off the water at the main if a pipe has failed, move valuables and electronics away from leaks, and keep everyone clear of downed power lines, broken glass, and unstable structures. Do not climb onto a wet or storm-damaged roof or attempt risky repairs yourself.
Do you work with insurance claims? +
Yes. We document the damage thoroughly with photos and notes and provide a clear, itemized estimate that supports your insurance claim. Securing and documenting the property quickly not only limits the damage, it also strengthens your claim. We are happy to coordinate with your adjuster where it helps.
Do you handle the permanent repairs too, not just securing the property? +
We do. Because Terracotta is a full-service builder, the same team that secures your property can carry the job all the way through to complete, lasting repairs, from drywall and flooring after water damage to fencing and exterior repairs after a storm. You are not handed off to another contractor once the emergency is stabilized.
Metal Buildings & Custom Projects
What kinds of metal buildings can you build? +
Workshops and hobby spaces, garages and carports, equipment and storage buildings, agricultural and pole barns, and small commercial structures, all sized and finished to your needs. Because we build to spec rather than from a one-size kit, we tailor the footprint, height, doors, and finishes to your property and how you will actually use the space.
Do you handle the foundation and site work too? +
Yes, and it is one of the most important parts of the job. We coordinate the site prep, grading, and foundation so the building sits on solid, properly drained ground. Most enclosed buildings get a formed and reinforced concrete slab sized for the load and our local clay soils, while some carports and ag buildings can sit on a slab or engineered ground anchors. We will tell you up front which approach fits your structure.
Can the building be insulated and finished as a usable space? +
Absolutely. We can insulate the walls and roof for temperature control and frame in doors, windows, lighting, ventilation, and electrical rough-in so the building works as a shop, garage, or work area. Tell us how you plan to use it and we will plan the finishes and openings accordingly from the start.
How long does a metal building take to complete? +
It depends on the size of the building, the foundation work involved, and material lead times. A simple carport goes up quickly, while a larger enclosed building with a poured slab takes longer because the concrete has to cure before the steel goes up. We give you a realistic schedule in writing as part of your estimate.
Will I need a permit? +
It depends on the type and size of the structure and the rules where you are located. Because we work throughout Montgomery County and the Greater Houston area, we are familiar with local requirements and will flag anything that applies to your project during the estimate, so there are no surprises later.
